Nearly two decades of complex property management give Josh a practical view of how irrigation, plant health, turf, drainage, weather, budgets, and long-term maintenance interact. Repairs begin with diagnosis and end with testing, cleanup, and a clear explanation.
Pump and well work is referred to the appropriate specialist. Emergency and after-hours irrigation response is not offered.

Extra hands may support a project, but Holly or Josh remains directly involved. You retain access to the person responsible for the result.
Property Stewardship
Stewardship visits provide a trusted local set of eyes, not a guarantee that every defect will be found and not a substitute for a licensed home, structural, roofing, security, or code inspection.
Define access, visit frequency, exterior areas, any authorized interior walkthrough, owner contacts, and spending limits.
Look for conditions that appear unusual and provide organized photographs, short video, or written observations.
Explain what was observed and the next practical step without overstating what a visual condition review can establish.
Meet service providers, help communicate the concern, confirm visible completion, and keep the owner informed.
