Established Henderson County landscape cared for by The Garden Sage

The Full Service Scope

One trusted horticultural partner for the property as a whole.

The Garden Sage creates beautiful plantings, solves horticultural and water-related problems, and provides ongoing owner-led care for Henderson County properties.

Residential Irrigation Repair

We understand why the water is there, not only how the pipe fits together.

Nearly two decades of complex property management give Josh a practical view of how irrigation, plant health, turf, drainage, weather, budgets, and long-term maintenance interact. Repairs begin with diagnosis and end with testing, cleanup, and a clear explanation.

  • Repair and troubleshooting now Residential service includes conventional and two-wire systems, buried valves, electrical tracing, fittings, heads, controllers, and seasonal adjustments.
  • Clear customer authorization Diagnostic time becomes part of an approved repair, and material expansion of the work requires your approval.
  • Complete new systems later Full irrigation installation will be offered only after the appropriate contractor licensing is secured.

Service boundary

Pump and well work is referred to the appropriate specialist. Emergency and after-hours irrigation response is not offered.

A Better Fit Through Clear Boundaries

What The Garden Sage is—and is not.

Our scope is intentionally broad enough to care for the whole landscape and focused enough to remain personal, responsible, and honest.

Not a routine mowing route

We diagnose, advise on, treat, and improve lawns, but we are not primarily the company that arrives every week to mow.

Not a large hardscape contractor

We can identify concerns, help define the scope, and coordinate qualified specialists without presenting major masonry or excavation as in-house work.

Not an anonymous labor provider

Extra hands may support a project, but Holly or Josh remains directly involved. You retain access to the person responsible for the result.

Property Stewardship

Care, observation, communication, and coordination.

Stewardship visits provide a trusted local set of eyes, not a guarantee that every defect will be found and not a substitute for a licensed home, structural, roofing, security, or code inspection.

    Agree on the Checkpoints

Define access, visit frequency, exterior areas, any authorized interior walkthrough, owner contacts, and spending limits.

  2. 02

    Observe & Document

Look for conditions that appear unusual and provide organized photographs, short video, or written observations.

  3. 03

    Notify & Recommend

Explain what was observed and the next practical step without overstating what a visual condition review can establish.

  4. 04

    Coordinate When Authorized

Meet service providers, help communicate the concern, confirm visible completion, and keep the owner informed.
